Welcome to this charming and spacious 5-bedroom property, ideal for accommodating groups of up to 10 guests. Nestled in the tranquil Braceborough village, the property combines modern comforts with a delightful rural setting. The historic Braceborough Spa, situated within the grounds of Spa House, has a rich heritage, having been used as a bathhouse from the early 19th century until the onset of the Second World War in 1939. Known for its waters rich in calcium carbonate, the site also features the original cottage that predates the construction of Spa House in 1841, which remains well-maintained within the grounds.

House Rules

Check-in and Check-out

• Flexible check-in and check-out times are available. However, on days with back-to-back bookings, standard times of check-in after 16:00 and check-out before 10:00 will apply.
• Guests must confirm their arrival and departure times in advance to coordinate with other bookings. Late check-out beyond the agreed time may incur an additional charge equivalent to one night’s stay at the average nightly rate.

Cleaning and Linen

• The cleaning fee covers preparation of the property, including fresh linen and towels for each guest. One set is provided per stay. Additional linen or towel packs can be requested at £30 per pack, each containing fresh linen, large towels, and small towels.
• Guests are expected to leave the property reasonably clean and tidy. Excessive mess, dirty dishes, or surplus rubbish may result in an additional cleaning fee.

Parties and Noise

• Parties, gatherings, or events are strictly prohibited. The property is for accommodation purposes only.
• As the property is in a residential area, guests are expected to avoid excessive noise or disturbances. Reports of parties, events, or noise complaints may result in immediate eviction without refund for unused nights.
• Evidence of parties, gatherings, or events will incur a £500 charge, exclusive of any additional costs for damages or deep cleaning to restore the property.

Smoking Policy

• Smoking is strictly prohibited inside the property or in any associated outdoor spaces (gardens, balconies, terraces, or patios). A fine of £150 will be applied if this policy is breached.

Pets

• Pets are not allowed unless explicitly stated in the listing or agreed upon with the owner in advance.

Payments

• All charges outlined above must be settled via card payment; cash payments are not accepted.

Guest Access

Guests will have full and exclusive access to the property during their stay.
